From riverside flats to mountain benches
The Seymour area covers more vertical range than almost anywhere else we service, and its winter changes completely as you climb. Down on the Maplewood and Dollarton flats along the water, it’s mild wet-and-ice country — the hazard is overnight refreeze on flat industrial lots, not depth. Follow Mount Seymour Parkway east and up, though, and the elevation stacks up quickly: Northlands and upper Blueridge take some of the heaviest, most persistent snow on the whole North Shore, on par with Lynn Valley and Edgemont. One contract can span both worlds, so we route by elevation rather than treating “Seymour” as a single forecast.
The flats run on freeze-thaw timing with proactive de-icing and salting; the upper benches get plowing and snow clearing weighting, with crews positioned uphill before the snow line drops so the Parkway grades don’t strand a site waiting on trucks.
Industrial Maplewood, retail Parkgate, hillside strata
Maplewood is the North Shore’s working east end — warehouses, auto dealerships and business-park lots on wide, flat footprints. Those sites sheet meltwater across a big area and refreeze into broad ice, and their loading zones and dock approaches ice exactly where trucks need grip, so they need genuine plowing capacity plus targeted de-icing at the low points. Up the hill, Parkgate Village anchors the area’s retail and needs early-morning clearing before shoppers arrive, while Blueridge and the Parkway benches bring strata with shared walkways and sloped visitor parking. Every visit is documented with timestamped photos for the property managers and councils behind each property.
Routed and priced for the climb
Because the Seymour area storms so differently top to bottom, we size each contract to its real elevation and layout, not a flat regional rate — and the District of North Vancouver’s 10am sidewalk-clearing bylaw is built into your frontage by default.
