Snow & ice management across Richmond

Commercial snow and ice management in Richmond — big-box retail lots, Bridgeport and Ironwood warehouses, YVR-area industrial. Anti-icing crews.

Flat ground is the hazard

Richmond almost never gives you the kind of winter that looks like a problem. The city sits on the Fraser delta at roughly a metre above sea level, and most storms that bury the North Shore benches arrive here as cold rain. Property owners reasonably conclude that winter is somebody else’s issue, right up until a clear night drops the temperature and every square metre of open pavement turns into a skating rink.

The cause is drainage, or the absence of it. There is effectively no slope anywhere in Richmond, so meltwater that would run off a graded lot elsewhere simply stands where it fell. Overnight it becomes sheet ice, across the whole parking field rather than in a few predictable spots. Add freezing fog off the river and the strait, which glazes surfaces without any precipitation at all, and you get a hazard that is invisible, widespread and entirely capable of producing a claim. That makes anti-icing and de-icing the centre of a Richmond program, with plowing as the exception rather than the rule.

Acreage, wind and exposure

Richmond’s commercial stock is unusually large-format. Big-box retail at Bridgeport and Ironwood, warehouse and distribution space through Crestwood and Riverport, and the airport-adjacent industrial properties on Sea Island all come with enormous open aprons, truck courts and staging yards. There is nothing to break the wind across any of it, so surfaces lose heat fast and refreeze quickly after treatment.

Sites at that scale reward getting ahead of the weather. We treat before a freeze wherever the forecast supports it, targeting the low spots and pedestrian routes where water actually collects, then follow with salting as conditions demand. Crews are dispatched automatically on weather triggers, and every visit is documented with timestamped photos so there is a defensible record behind each treatment.

Bylaw compliance for Richmond frontages

The City’s Traffic Control and Regulation Bylaw 5870 requires owners and occupiers of residential, commercial and industrial property to clear snow and ice from the sidewalk along their property line by 10:00am every day, Sundays included, with a $125 fine for missing it. Long retail and industrial frontages make that a real piece of work, so it is mapped into your plan and cleared on the same early pass as the lot rather than treated as an afterthought.

FAQ

Snow removal in Richmond — common questions

Richmond hardly gets snow — do we really need a contract?

Richmond gets very little accumulation and a great deal of ice. Sitting at about a metre above sea level on the delta, it takes most storms as rain, then freezes overnight on flat ground that cannot drain. Freezing fog off the river does the same thing without a snowflake falling. Most Richmond programs are weighted toward anti-icing and monitoring rather than plowing.

Why is drainage such a big deal on a Richmond lot?

There is almost no slope anywhere in the city. Meltwater that would run off a graded North Shore lot simply sits on a Richmond one, then refreezes into sheet ice across the parking field overnight. We plan treatment around where the water actually pools on your site, because salting the driving lanes and ignoring the low spots leaves the hazard exactly where people walk.

What does Richmond's sidewalk bylaw require?

Under the City's Traffic Control and Regulation Bylaw 5870, the owner or occupier of residential, commercial and industrial property must clear snow and ice from the sidewalk along their property line by 10:00am every day, including Sundays. The fine is $125. Your full frontage is mapped into the service plan so it is cleared on the same pass as the lot.

Do you service the warehouse and airport-area properties?

Yes. Bridgeport, Ironwood, Riverport, Crestwood and the Sea Island industrial properties are the core of our Richmond work. Wide loading aprons, truck courts and staging yards are exposed and slow to drain, so they are usually treated ahead of a freeze rather than cleared after one.
