Calibrated salting, not shovel-and-guess
Over-salting a parking lot is easy — and it’s a problem, not a safety margin. Too much salt tracks into buildings, pits concrete, corrodes vehicles, kills the landscaping come spring, and burns money for no extra traction. North Shore Snow applies salt from calibrated spreaders set to the rate the surface and temperature actually call for. The goal is complete coverage of every critical surface with the least material that does the job — that’s what “calibrated” means, and it’s the difference between a lot that’s genuinely safe and one that’s just white.
The right material for the temperature
Not all ice melt works at all temperatures. Standard rock salt (sodium chloride) is the workhorse for commercial lots and melts reliably down to about -12°C — which covers most of what the North Shore throws at a property. When the mercury drops below roughly -10°C, plain rock salt slows down, so we switch to treated and blended materials that keep melting in deeper cold. Matching material to the forecast is why our salting actually clears ice instead of sitting on top of it. It’s the granular counterpart to the liquid anti-icing in our de-icing program.
Sidewalks, entrances and the 10am bylaw
Most slip-and-fall claims don’t happen in the middle of the lot — they happen at the curb, the entrance and the sidewalk, where people are getting in and out of cars. Every salting visit treats those pedestrian pinch points: building entrances, walkways, transit-stop frontage, and the ramps and stairs in between. North Shore municipal bylaws require property frontage sidewalks cleared and safe by 10am after a snowfall, and entrance treatment is how you actually hit that mark. It pairs directly with our snow plowing and full snow removal service, so the whole property — drive lanes to doorstep — gets covered on one visit.
Right-sizing is the environmental answer
Salt runoff ends up in North Shore creeks and storm drains, and the honest way to reduce it isn’t to under-treat a lot and hope — it’s to apply exactly the right amount and no more. Right-sized, calibrated application is both the safer practice and the greener one: less chloride in the watershed, less damage to soil and vegetation, and a lot that’s still fully treated. For sensitive sites near waterways we can work in treated grit for traction where heavy salting isn’t the right call.
