Two commercial West Vancouvers

The District’s commercial property splits cleanly, and the two halves want different things from a snow contractor.

The village strips — Ambleside and Dundarave along Marine Drive — are frontage-first. Small retail units, professional offices and clinics with a handful of parking stalls each and a long shared sidewalk out front. Here the sidewalk is not a compliance obligation so much as the shop window: it is where a customer decides whether you are open and whether the walk to your door is worth it.

Neighbouring frontages tend to be cleared inconsistently, which cuts both ways. A cleared strip in front of an otherwise patchy block is conspicuous — and so is the reverse.

The hillside offices and the Park Royal periphery are access-first. Grade, exposure and larger lots, where the question is whether staff and clients can get in and out at all.

The 24-hour rule is misunderstood by almost everyone

West Vancouver requires the sidewalk bordering a property to be cleared within 24 hours of a snowfall, and separately prohibits shovelling snow onto the roadway.

Compared with Burnaby and Richmond — both 10am, every day — that is generous, and businesses read it as permission to wait. It is not. Twenty-four hours is when the District can act. It has no bearing on when your customers arrive, when your staff arrive, or when someone slips on your landing. A business that clears on hour twenty-three is compliant and has had a bad day.

Nowhere to put it, and the road is out

A village-strip business typically has six to twelve stalls and no landscaped margin. The default answer — push it to the street — is explicitly prohibited here.

What is left is a planned storage location that does not eat a stall, block a sightline at a crosswalk, or bury the catch basin that the next thaw needs. On genuinely constrained properties that means hauling, which we quote up front rather than introducing after a heavy week.

The early-morning problem

Marine Drive carries an unusual concentration of medical and professional offices, and a meaningful share of their patients are elderly. An icy entry landing at a clinic is not the same risk as an icy corner of a retail lot.

Entry landings, the accessible approach and the path from the accessible stall are mapped as priority hand-work surfaces and treated on the same visit, not added on a second pass. Our core routes are cleared before 6:30am, ahead of most clinic openings — and that window is in the agreement rather than implied.

What to compare between quotes

  • A response time in hours. No competitor in this market publishes one; ours is written down.
  • Snow storage named for your specific site, given the roadway prohibition.
  • Entry landings treated as hand-work, not swept in with the lot.
  • Material inside the price. Ours is. On a coastal freeze-thaw winter, de-icing visits outnumber ploughing visits, and an à-la-carte material charge is where the season total moves.

FAQ

Commercial snow removal in West Vancouver — common questions

The bylaw gives 24 hours. Why do you clear faster than that?

Because your customers and staff arrive long before the deadline does. Twenty-four hours is when the District can fine you; it is not when people start walking on your frontage. For a business, the exposure and the reputational cost both run from first light on the morning of the snowfall.

Our lot has six stalls and no spare ground. Where does the snow go?

Agreed before the season. Snow may not be shovelled onto the roadway in West Vancouver, which rules out the obvious answer on a village-strip site, so we identify a storage location that does not consume a stall or block a sightline — and quote hauling where the property genuinely has nowhere to put it.

We run a clinic with early appointments. Can you guarantee the landing is treated?

Entry landings and the accessible approach are mapped as priority hand-work surfaces rather than part of general clearing, and they are treated on the same visit. Our core routes are cleared before 6:30am, which is ahead of most clinic openings.

Is our sidewalk frontage included?

Yes, mapped into the service area and cleared on the same pass. On the village strips this is the most visible surface a business has, and neighbouring frontages are often inconsistent, which makes a cleared one conspicuous in a useful way.

What documentation comes with the service?

A record per visit — times on and off site, GPS at both ends, materials applied and photographs. If we cannot show you the record for a visit, you are not charged for that visit.
