The real deadline is your first arrival, not your opening time

Almost every commercial snow conversation is framed around opening hours. It is the wrong frame. The person genuinely at risk is whoever unlocks the building — the manager in at 5:30, the kitchen staff, the warehouse supervisor — crossing an untreated lot in the dark, alone, an hour or more before anyone else.

That is why our core North Vancouver routes are cleared before 6:30am, with full North Shore coverage by 8am, and why those times are written into the agreement rather than implied. As far as we can establish, no other contractor in this market publishes a response time at all.

North Vancouver’s commercial geography is three different problems

Marine Drive and the Lonsdale corridor are frontage problems. Long, public, continuous sidewalk along a busy street, in front of businesses whose customers judge them on it. It is also the surface most likely to be treated as the city’s job. It is not — the owner or occupier is responsible for the sidewalk bordering the property, and in the District, commercial property does not get the 10am grace period detached homes are given.

Harbourside, Maplewood and the Dollarton corridor are exposure problems. These sites sit on open ground near the water with little shelter. Wind redistributes whatever falls and packs it into the lee of buildings, along fence lines and against dock doors — which stays long after the open yard has cleared and is denser than anything that fell there.

Upper Lonsdale, Edgemont, Lynn Valley and the Capilano bench are elevation problems. A business at 200 metres services roughly twice as often across a season as one near the water. Same city, same contractor, genuinely different winter.

What that means for a quote

A flat per-visit rate across a North Shore portfolio is wrong at one end of the hill. We measure the actual serviceable area — the drive lanes, the walkways, the loading approach, the frontage — and price it against the frequency your elevation implies.

The number is all-in. De-icer is inside the rate rather than added to the invoice afterwards, which matters here because a hillside site needs material on most visits and an à-la-carte material charge is the most common reason a season comes in over budget.

Snow clearing and de-icing are still separate services at separate rates, because a cold clear morning needs salt and no plough, and you should not be billed as though it needed both.

Before you sign anything

Four questions, and they are the ones this market answers badly:

  1. What is your response window, in hours? Not “24/7 monitoring” — monitoring is not clearing.
  2. Is my sidewalk frontage in the service map? In the District it has no grace period for commercial property.
  3. Is material inside the price?
  4. What will I be able to show an insurer in fourteen months?

FAQ

Commercial snow removal in North Vancouver — common questions

When does our lot actually need to be cleared by?

Before your staff arrive, not before your customers do. On most commercial sites the first arrival is an hour or more ahead of opening, and that is the person who crosses an untreated lot in the dark. Our core North Vancouver routes are cleared before 6:30am for this reason, with full North Shore coverage by 8am.

Is the sidewalk in front of our business our responsibility?

Yes. The owner or occupier is responsible for clearing the sidewalk bordering the property, and in the District of North Vancouver commercial and industrial property does not get the grace period detached homes have until 10am — prompt clearing is the expectation. We map your frontage into the service area.

We are up the hill and our competitors downtown never seem to get snow. Does that affect pricing?

It affects frequency, which is most of the price. A property at 200 metres can trigger roughly twice as often across a season as one near the water. We price on measured area and the frequency your actual elevation implies, rather than one North Shore rate for everybody.

Can you work around a site that is operating during the storm?

Yes. Priority surfaces — the approach, the main entrance, accessible parking, loading — are mapped separately from general parking so crews clear in a sequence that keeps you operating rather than waiting for an empty lot.

What record do we get for our insurer?

One per visit, written as the work happens — times on and off site, GPS at both ends, materials applied and photographs of the surface. If we cannot show you the record for a visit, you are not charged for that visit.
